GreatStay Co-Hosting
Behind the management of GreatStay Co-Hosting at Airbnb is a team of four people in Berlin, each with their own area of responsibility: rental and pricing, photography, quality control, technology and maintenance. Leonid Bojko is the managing director of GreatStay Co-Hosting UG. We deliberately select only a few apartments to manage, but we personally take care of each one.
Why we do this
Most owners who come to us have tried it themselves. The apartment is nice, the reviews are good, but the effort eats into the profit: requests in the evening, key handover on the weekend, cleaning between two bookings, plus the question, What is allowed at all. We take on the entire project, not just parts of it. That’s why we deliberately select a small number of apartments rather than many.
For over 20 years I have been a passionate host, investor, and developer of high-quality apartments in my hometown of Berlin. What began as a first student project during my time as a banker has evolved into a full-service commitment to professional Apartment management developed – driven by the ambition to always provide guests, owners and investors with a first-class experience.
My philosophy: To be among the top 10 % in the industry in every category. As an experienced Airbnb Co-Host And I rely on my partners to implement thoughtful, proven processes and a genuine passion for the property. I have been working as a photographer since 2015, initially focusing on portraits, and now specializing in real estate photography. During this time, I have had the opportunity to work for clients such as Goldbeck as well as for hotels and vacation rentals from Austria to South Africa – and in the process I have developed a sense for what really matters: light, perspective, the right moment when a space comes to life. A good photo not only saves time in the booking process; it often decides in the first few seconds whether someone will scroll further or book.
It is this eye for detail that I bring to every project – the small things that make a home feel inviting rather than interchangeable. Those who list their apartment on GreatStay can rest assured that someone with international experience and a trained eye for the essentials is behind it.
With a trained eye for detail, I ensure that every property at GreatStay meets the high standards that guests expect, ranging from cleanliness to equipment to a well-presented appearance. Years of experience in the hotel and vacation rental industry have shown me that it is often the small details that make a good stay unforgettable.
I am responsible for the quality control of our properties as well as the continuous improvement of our internal processes, so that owners and guests alike benefit from a smooth process. Also, in direct contact with our guests from the initial inquiry to check-out, one thing is central to me: a service experience that you can rely on.
An object runs smoothly when guests don’t even notice that someone is working in the background. That’s exactly where I start: I take care of the technical support for our accommodations, coordinate craftsmen and service providers, and ensure that maintenance, upkeep, and equipment are not left to chance. Based on my experience in property management, I know that a well-maintained property rarely attracts attention; it just works.
For owners, this means above all maintaining value: regular checks, documented procedures, and quick decisions when something does go wrong. Whether it’s a heating system failure over the weekend, key handover, or the planning of larger measures. My goal is to resolve issues before they reach the guest or the owner.

How we work
At Airbnb, the role we take on is, Co-hosts: someone who manages a property without being the owner themselves. They have a fixed contact person, no changing responsibilities, and no hotline.
We keep our promises in writing, and we tell you in advance if we can’t deliver on them. We work on a commission basis: If your apartment is empty, we don’t earn anything. This invoice is simple, and it ensures that our interests align with yours. What exactly is included is stated on the invoice. Performance side.
