Full-Service Co-Hosting
Managing a Berlin apartment through Airbnb consists of many small things: adjusting prices, answering requests, handing over keys, cleaning, repairing, and billing. GreatStay Co-Hosting takes that work off your hands with a dedicated team that knows your apartment. You remain the owner and decide when to rent it out. This page shows what that includes.
Airbnb management that makes sense
Yield & Revenue Management
Prices are the biggest lever of your return and the one most often neglected. We continuously control them: weekdays, holidays, trade fairs, public holidays, short-term gaps. Monthly you receive an overview showing what the apartment has brought in and why.
Design & Photography
The first image decides whether someone clicks on it. The photos are taken in our house Michel Buchmann, where I have been photographing since 2015 in Berlin, with a focus on real estate. We arrange the apartment for the photoshoot and advise on colors, textiles, and images if something is missing.
From the empty space to the first guest
Furnishing & Logistics
When a new apartment is launched, usually only half of it is ready. We organize moves, set up furniture and take care of the removal of old inventory. A contact person from the empty apartment to the first booking.
Personal check-in
Guests want to arrive, not search for accommodation. Upon request, we hand over the keys personally and explain the apartment. We answer inquiries quickly and on your behalf, in German and English even in the evening, so that you can rest in peace.
Clean and maintained after every stay
Cleaning & Laundry
After each stay, the rooms are cleaned, the laundry is changed, and the equipment is checked. Our own team handles this, not temporary staff. Any supplies that are used are replenished, any damage is photographed and documented.
Handwork & Maintenance
A dripping faucet, a defective lock: In a rented apartment, small things add up. We work with reliable craftsmen who know your apartment. Repairs are carried out as often as possible between two stays and are documented.
Airbnb management from a single source
We always manage apartments in their entirety, not in parts. That sounds like a limitation, but it’s primarily an advantage: you have one contact person instead of five, and we can stand behind the results because photos, prices, cleanliness, technology, and guest service all fit together. We deliberately manage a small number of apartments in Berlin, but we handle each one personally with our own team instead of using alternating subcontractors.
Registration number and rules in Berlin
In Berlin, every holiday apartment needs one Approval or a notice at the district office and a registration number that must be visible in the ad. Since May 20, 2026, the EU regulation on short-term rentals also applies: platforms report occupancy data to the Federal Network Agency, We will check which route applies to your apartment before starting, add the number to all listings and document the rental periods — for a second apartment, the limit is 90 days per year. All of this is available on the page for Registration number.
Want to rent or manage your own holiday apartment?
Renting out your home is worth it if you live in Berlin, have time to spare, and only offer your apartment occasionally. As soon as you live further away, have multiple apartments, or no longer want to answer messages in the evening, the bill starts to spiral out of control. Managing an Airbnb costs a percentage of the revenue, but usually brings higher prices, better occupancy, and better reviews, and it takes the risk out of any potential problems with the property. A good question to consider: How many hours per month does your apartment cost you at the moment?
How much does Airbnb management cost in Berlin?
We work on a commission basis: you pay a share of the actual rental income. The amount of the share depends on location, size, and effort; you will receive a non-binding offer after the initial consultation. If your apartment remains vacant, we make no money; that is the difference compared to models with a monthly minimum amount. In addition, there is the platform’s service fee and one-time government fees: 100 euros for the main apartment and 150 euros for the secondary apartment at the Mitte district office. We answer further questions about costs in the brochure. Frequently asked questions.
On which portals is my apartment being offered?
GreatStay Co-Hosting lists your apartment on Airbnb and Booking.com. The calendar is synchronized so that no duplicate bookings occur. Which portals are suitable for your apartment depends on location and target audience; we will discuss this in our initial conversation.
